Purpose:

Our client wanted to buy her own home for herself and her cat "Babs". She was working in Wollongong at the time, but having secured a permanent position at a city hospital, she was looking for a house, townhouse, or apartment in Sydney.

Having never used a buyer’s agent previously, she was understandably nervous about the purchase at the beginning. However, as she wasn’t familiar with the areas she was looking in, felt out of her depth and had external pressure from family - she wanted expert help.

What We Did

We determined the clients' requirements by spending time with her and understanding her needs and what the optional outcome would be. It was important to her to be close to her new work location and to find somewhere that was pet friendly.

We established a budget, used 1Group suburb snapshots (research) to explain what areas and locations would be most suitable and set clear communication expectations that suited her via WhatsApp (her preferred method). Her family members that were assisting her through the process were also added to allow for timely communication.

How We Did It

We utlisised our network of sales agents, arranged access and inspections to potential properties, on, off and pre-market to give her more choice and this relieved her stress at a time when stock levels were low. 

We relied on our relationships with agents to have more eyes looking for properties that suited our client’s requirements. We attended inspections on behalf of the client and organised building and pest inspections through our trusted network of trade partners.

Our reports were tailored to her needs so that she was able to make million dollar decisions in under 30 mins, reviewing our interactive inspection reports and in depth research via the 1Group Property Information Report.

Result

We successfully negotiated the purchase of 4/101 Cathedral Street, Woolloomooloo, NSW 2011 in March 2022 for $1.35m.

The listed price guide was $1.35m, however, through discussions with the agent, we discovered that the vendors were looking for $1.4m after the property was passed in three months earlier at $1.42m.

The client was super excited, having secured her first home in close proximity to her work location.
